Collaborate with the Client to establish the goals and objectives of the Project.
Provide budgets and estimates based on preliminary space plans for use in evaluating overall project costs. The budget will be refined during the course of the project with input from the Project Team members.
Provide real time answers to budget questions, including alternative products, build design input and cost savings ideas to keep the Project within the Owner’s budget.
Provide a preliminary schedule, including critical paths dates and sub-schedules for each subcontractor. This schedule will be maintain throughout the project and the client will have the ability to seek alternative courses of action with the team onsite.
Identify long lead items that require immediate procurement and incorporate these items into the schedule, such as mechanical and electrical equipment, specialty finish materials. TWC Contracting has the ability to procure these items independently in order to meet the Project requirements.
Work with the Project Team to ensure the goals and objectives of the Project are being met throughout the construction process.
Create and distribute bid packages to subcontractors for the project. TWCC will ensure that subcontractors account for the correct scope and project staffing to meet the intended project timelines and budget.
Administer project meetings and advise/update the Client on the impact of project changes to the overall construction budget and schedule.
Provide supervision to maintain the progress of day-to-day operations, quality control, schedule and coordination items onsite.
Provide the overall planning, coordination, and control of the Project from beginning to completion.
Successful Project closeout is imperative to the Client – Contractor relationship, and benefits all involved. A proper Closeout confirms that the goals and objectives of the Project have been met.
Monitor all systems startups and coordinate resolution of any items needing attention.
Coordinate and expedite the completion of the punch list for the project.
Ensure final documentation is received in a timely manner, including as-built drawings, specifications, permit copies, care and equipment manuals, warranties, maintenance programs and contact lists and lien waivers.
Assist with close out of any items that arise during the warranty period, and instruct the Owner on proper warranty procedures in order to facilitate immediate responses for warranty work.
